The Residential Tenancies Act lists all of the obligations and rules that a landlord must follow. If a landlord does not follow these rules, then an offence has been committed.
Tenants can make a complaint to Service Alberta if their landlord is not following the rules. Service Alberta investigates complaints and if an offence has been committed, then a landlord could be warned, fined, or face a court appearance.
