The Residential Tenancies Act states when a landlord or tenant can take action when they feel that the other party is not meeting their obligations under the law or the lease agreement.

A landlord and tenant both undertake obligations and responsibilities when they make a lease agreement. The obligations may be set out in the written lease, agreed orally or be established by law. In some situations the law allows for legal notices to be given  between the parties in an effort to remedy the situation. In other cases it is necessary to make an application to court.
